Investment Property – Interests- Tax Fact

Are You Claiming Loan Interest Deductions Correctly?

Many people don’t realize that loan interest on land purchases is only tax-deductible if the land is used to generate rental income!

Example 1: You take out a loan to buy land, intending to build a rental apartment. Since the property will generate income, the interest on your loan is tax-deductible.

Example 2: You buy land with the same loan but later decide to build your own home instead. Since the property is now for personal use, the interest on the loan can’t be claimed as a deduction.

Key Rule: To qualify for tax deductions, your loan must be directly linked to rental income. If the purpose of the land changes, so does your tax eligibility.

Take Action: Keep records of your loan’s purpose, consult a tax professional, and ensure you’re maximizing your tax benefits while staying compliant!

Note: This information is for general guidance only and may not suit your individual circumstances. Please consult a qualified professional before taking action.
